What Actually Cash Flows in Houston Right Now

Houston rental property cash flow is what a realistic year leaves after vacancy and the cost of running that house. It is not the homepage average, and it is not a neighborhood trophy list. Right now the scales we publish are these. Short-term, AirDNA through October 2026: a $164 average daily rate, 56% occupancy, and about $2,533 a month. That month is revenue of a typical active listing, including cleaning and other guest fees, before host expenses. Long-term, a county median of $2,395 for September 2026, and Rentometer averages as of October 2026 of $2,178 for a 3-bedroom and $2,875 for a 4-bedroom or larger. An area average is not your house. The overview is the Houston Airbnb and STR investment guide 2026.

What has to come off before it is cash flow

Gross rent is the flyer. Cash flow is the column after the bills. The dollar amounts change by house. The categories do not:

  • Vacancy. Fifty-six percent occupancy means a large share of nights with no guest. An empty month on a lease is the same kind of hole.
  • Hotel tax and, inside Houston, the 2026 registration, on stays under 30 days. A lease does not owe that stack. Houston short-term rental rules and registration 2026.
  • Property tax, insurance for the use you plan, HOA dues, repairs, utilities you pay, lawn care, furniture, restocking, and platform fees. The list is the expense and fee breakdown.
  • The mortgage payment, if you finance. Principal is paydown. It sits apart from an operating cost, and the payment still has to clear.

Appreciation is not cash flow. The Houston metro index was up 3.4% over the year through the second quarter of 2026. That is a change in an index. It does not arrive as rent.

Does a Houston Airbnb cash flow with a mortgage?

Sometimes. Only when the realistic year covers the payment the lender will actually make, after vacancy, hotel tax, and the costs above. The lender sets the down payment. I do not state a percentage, a rate, or a sample payment on this page. Find out what you can buy before you shop. The cash that has to be in the bank first, categories only, is cash before the first rent.

A model that needs every night filled, ignores hotel tax, or adds the metro chart to the rent does not cash flow. It describes a different house from the one you would operate. What ROI means here keeps the rent, the cash you bring, and a later sale in three columns. There is no single percentage that replaces that.

Best neighborhoods for an Airbnb in Houston

People ask for the best neighborhoods for an Airbnb. I will not rank them. A top house shows that a guest will pay for that kind of stay. It does not make the next subdivision legal. Master-planned sections around Houston were often written to stop nightly stays. The neighborhood facts that belong in underwriting are narrower:

Price works the same way. I do not publish a purchase-price band. The price that can cash flow is the price a realistic year can carry. A cheaper house in a section that bans nightly stays is not a bargain. The nightly income was never available. A higher price can still be the house if the open use, nightly or lease, covers the real payment.

The gap between the average and the house

The city average blends banned sections, empty weeks, and houses that were never furnished for guests. One address moves off it because of bedrooms, furniture, parking, a pool, a minimum stay, and the record it already has. An existing house has a record. A new house has a forecast. Put the nightly year and the lease year side by side. That comparison is Houston STR vs long-term rental for the scales, and the rental income analysis for the address.

For a house that can follow a top performer, the database and the 80% test live on Houston Airbnb investments. Eighty percent there is a test against a house that already has a record. It is not a promised year.

Questions people ask

What does Houston rental property cash flow mean?

Cash flow here is what is left from a realistic rent year after vacancy and the costs of running the house. The AirDNA figure of about $2,533 a month through October 2026 is revenue before host expenses. It is not cash flow. Appreciation in the metro index is not cash flow either.

Does a Houston Airbnb cash flow with a mortgage?

It cash flows with a mortgage only when that realistic year covers the payment the lender actually offers, after vacancy, hotel tax, and operating costs. The lender sets the down payment and the payment. This page does not state a rate, a payment, or a down-payment percentage. A model that needs a full calendar plus metro appreciation does not cash flow.

What are the best neighborhoods for an Airbnb in Houston?

I do not publish a ranked neighborhood list. A strong ZIP does not clear the deed restrictions on the next section. The useful question is why a guest would come, whether nightly stays are still open on that lot, and whether someone would lease the house if nightly stays close.

Why is the Houston average not my cash flow?

The average blends banned subdivisions, empty weeks, and houses that were never set up for guests. Bedrooms, furniture, parking, a pool, a minimum stay, and the reason a guest comes all move one address. The homepage numbers are a scale. The year for the house is a separate job.

When does a Houston rental not cash flow?

When nightly income is in the budget for a use the rules close. When host expenses, hotel tax, or vacancy are left out. When the payment is larger than the realistic year. When the purchase only works by counting appreciation as rent. In each of those cases the honest move is to drop the closed plan or walk away.

Underwrite a house, not a ZIP code
