Houston Airbnb Investments

I keep a database that tracks all the top-performing Houston short-term rentals. The strategy is simple. We aim to replicate those outstanding results on a house you can buy, where a nightly stay is still allowed. Houston Airbnb investments are that purchase, on Airbnb, Vrbo, or another nightly platform. This page is the research. The next page is where we look at homes you can buy.

The database tracks the top of the market, not the average

The homepage short-term card is a Houston area example from AirDNA through October 2026: a $164 average daily rate, 56% occupancy, and about $2,533 in average monthly revenue. That is the citywide picture, before hotel tax. It is a scale. It is not the target. An area average is not your house.

A city average mixes banned subdivisions, empty weeks, and houses that were never set up for guests. The database is the other end. It tracks the Houston short-term rentals that are already outperforming that average: the top performers, with the rate guests paid, the nights that filled, the reviews, and the reason people booked. An existing house has a record. That record is what I study. The addresses stay off this page. You see the database when we are working on your purchase. The research is for your search.

The strategy is simple: replicate those results

We are not pioneers. Pioneers take the arrows. The database is other people’s success, and the strategy is to copy it. Replicating a top house does not mean buying that exact address. Most of those houses are not for sale. It means matching the parts that made the record. The guest. The number of bedrooms. The reason they come to that part of Houston. A layout and parking a guest understands. And a street where a nightly stay is still allowed, and where a normal lease would still make sense if nightly stays close. What kind of house is worth thinking about is that picture, before you have an address.

The search is for rent that can cover the house, and for a later sale kept separate from that rent. I tell you to pursue a house only when a realistic year covers the costs. I run the buying process from the match to the contract. Your part is the decision and the cash the lender requires. When you own the house, I can introduce you to an experienced property manager. Running the house is that company’s job, and hiring them is your decision. The purchase page is Houston homes for an Airbnb or short-term rental.

Then I put a realistic year on a house you can actually buy. Nightly, and on a lease, side by side. That comparison is the rental income analysis. What comes off the top is the expense and fee breakdown. The cash that has to be in the bank before the first guest is cash before the first rent. The lender sets the down payment. Rent, the cash you put in, and a later sale stay in three columns. What ROI means here keeps those three apart.

A new house does not have this year yet. When a top house is the model, I say so. The first year of a new house is a forecast. The model’s past year is not relabeled as yours.

Even at 80%, these can still be the winners

Even at about 80% of a top house’s recorded revenue, a Houston house can still be the one to buy, when the realistic year covers the costs and still leaves a reason to own it. I do not need your house to beat the best house on the list. Take a top performer. Build the realistic year for a house you can buy that follows it. If that year still works at about 80% of what the top house has already collected, it is a house I will tell you to pursue. Eighty percent of a proven short-term rental is a stronger place to start than 100% of the city average. The top houses have already shown that a guest will pay for that kind of stay. Your house has to do most of that job, on a street where the stay is still open.

That 80% is the test I run before an offer. A winner, here, is a house whose realistic year still works at that level. Operating costs are covered. There is still a reason to own it after vacancy, hotel tax, and fees. The top house’s number is a record that already happened. Your number is a forecast until the house has a year of its own. Another address’s past year is not your year.

The pattern has to be legal on the house you buy

I do not hand you a neighborhood ranking. A top house shows that a guest will come for that kind of stay. It does not make the next subdivision legal. A lot of master-planned sections around Houston were written to stop nightly stays. A beautiful house in one of those sections cannot be an Airbnb, whatever rate is on the list. The search is a Houston-area house where nightly stays are still open. New construction and existing homes both belong in it. Each address gets its own check. Hotel tax and registration follow the place the house sits, not the word Houston on an advertisement.

Before a top house is used as the model, the address you would buy has to clear the same checks:

  • The restriction review. An HOA, the deed restrictions, the city or county, and a mortgage or insurance condition can each close nightly stays. The strictest rule is the one that counts. A past Airbnb listing does not beat an HOA ban.
  • Hotel tax and Houston registration. A stay under 30 days can owe the Texas hotel occupancy tax of 6%, plus local hotel tax a lease does not owe. Inside the City of Houston the city hotel tax is 7% of the room price. On a room inside Houston, Harris County’s hotel tax is capped at 2%. A sports-venue hotel tax can also apply. These pieces stay separate. They are not added into one total. Inside the city limits, a rental under 30 days needs a city registration that took effect January 1, 2026. The annual fee is $275 per property. A house outside Houston follows that place’s rules.
  • A lease and a nightly calendar are two different jobs. If short stays close, the lease is the job that still has to work.
  • The rules can change after you buy. A nightly plan that is open on the day you close can be closed later. The purchase still has to make sense as a lease.
  • The option period is where this check belongs on a resale. On a new house, the builder’s contract is where you find the same facts, and it may not give you that window.

If nightly stays are closed, that use stays off the resale and exit strategies. A lease, a sale, and the other ways out still have to be real.

I manage short-term and long-term rental properties I own in the Houston area. That operating work is how the list gets read. Managing your house after you own it is a separate hire. Buyer representation covers the purchase. The written agreement comes before a showing. A seller or builder may pay all, part, or none of that fee. The amount is written down before a showing.

What you get from the research

  • The database of top-performing Houston short-term rentals that match the kind of stay you want.
  • The parts of that pattern a house you can buy would need: beds, guest, street, and rules that still allow the stay.
  • A realistic year beside the top house’s record, including the year at about 80% of that record.
  • The costs that come off the top, and the cash that has to be ready before the first guest.
  • A lease that still works if the nightly rules close.

This is help buying the house. It is not a property list for sale, not an Airbnb listing, and not an offer to run the rental after closing.

Questions people ask

Are Houston Airbnb investments a good idea right now?

They are a good idea when the house can be rented by the night and can still be leased if that use closes. The Houston AirDNA picture through October 2026 is a $164 average daily rate, 56% occupancy, and about $2,533 a month. That is a scale. The purchase is judged against a top-performing house you can follow, and against a normal lease.

Do you track the top-performing Houston short-term rentals?

Yes. I keep a database that tracks all the top-performing Houston short-term rentals: the rate guests paid, the nights that filled, the reviews, and why people booked. Addresses stay off this page. You see the database when we work on your purchase. The strategy is simple. We aim to replicate those outstanding results on a house you can buy, where the stay is still allowed. A past year on another house is not your year.

How much do Houston Airbnb investments make?

There is no single number for a house you have not bought. The citywide example through October 2026 is about $2,533 a month before hotel tax. A top-performing house has its own record, and that record belongs to that address. Your year is built from a house you can buy, with vacancy, tax, and operating costs taken off. The 80% test asks whether that year still works at about 80% of a top house’s recorded revenue.

Can I copy a top-performing Houston Airbnb?

You can copy the pattern when the same stay is still allowed on a house you can buy. Same kind of guest, a bedroom count that fits that stay, a reason people come, and rules that still permit nightly stays. You are not buying a promise of that house’s past revenue. On a resale, the check belongs in the option period.

What does the 80% test mean?

If a realistic year on your house reaches about 80% of the revenue a top house has already collected, I treat that house as one to pursue. The gap leaves room for a slower start, a different street, and costs a listing leaves out. It is a buying test against a record. It is not a quoted return.

Who manages the rental after I buy?

You hire that separately. I help you buy the house. I manage short-term and long-term rentals I own. Running yours after closing is its own agreement. Buyer representation covers the purchase, and the fee is written down before a showing.

What rules apply to a Houston Airbnb?

An HOA, the deed restrictions, the city or county, and a mortgage or insurance condition can each ban nightly stays. The strictest rule wins. A stay under 30 days can owe the Texas hotel occupancy tax of 6% and local hotel tax. Inside the City of Houston the city rate is 7%, Harris County is capped at 2% on a room inside Houston, and a rental under 30 days needs the city registration that took effect January 1, 2026, including the $275 annual fee. Those pieces are not added into one total. Outside Houston, use that place’s rules. A past Airbnb listing is not permission.
