Houston STR vs Long-Term Rental
Houston Airbnb vs long-term rental is a comparison of two businesses on one lot, not a contest the city has already won. These are the same scales as the homepage. They are area examples through the fall of 2026. They are not a quote for the house you buy. The overview is the Houston Airbnb and STR investment guide 2026. The work on one address is the rental income analysis.
Short-term scale
Houston, year through October 2026, from AirDNA:
- Average daily rate: $164
- Occupancy: 56%
- Average monthly revenue: about $2,533
- That month is $30,400 a year divided by twelve
AirDNA describes that revenue as a typical active listing, including cleaning and other guest fees, before host expenses. Hotel tax is not in it. A stay under 30 days can owe tax a lease does not. A nightly stay and hotel tax keeps the state 6%, the Houston city 7%, and the Harris County cap apart. They are not one combined rate.
Long-term scale
The lease map is not the Airbnb map.
- County median rent: $2,395 for September 2026, Realtor.com
- 3-bedroom average: $2,178 as of October 2026, Rentometer
- 4-bedroom or larger: $2,875 as of October 2026, Rentometer
A lease of 30 or more consecutive days can step out of hotel tax. It does not step out of property tax, insurance, repairs, or vacancy between tenants. Utilities often move toward the tenant. Furniture, platform fees, and guest cleans usually do not apply. The categories are the expense and fee breakdown.
Do not subtract those two months and call it the winner
About $2,533 and $2,395 sit near each other before anyone runs the house. The nightly figure still has host expenses and hotel tax in front of it. The lease figure still has vacancy, tax, insurance, and repairs in front of it. Bedrooms move both. A pool, parking, furniture, and the reason a guest comes move the nightly rate. The street moves the lease. An area average is not your house. Multiplying $164 by 56% by 365 and calling the result your year is a different sum from the published $2,533. Use the published revenue figure as the scale. Build the year for the address separately.
A dual strategy is a backup, not two calendars
A dual strategy means you can take nightly stays where the rules still allow them, and a normal lease still makes sense if nightly stays close. A guest and a tenant do not share the same Tuesday. A lease and a nightly calendar are two different jobs. If the section requires a long lease, the short-term column comes off the sheet. If a minimum stay is thirty nights, that is a different product from a two-night booking. The rules can change after you buy, so the lease column has to work on the day you close and still be a real option later.
What kind of house is worth thinking about starts here: bedrooms someone will lease, and a reason a guest would come, before you have an address. On a resale, both years belong in the option period. An existing short-term house has reviews, a calendar, and repairs. A new house has a first year that is a forecast.
Questions people ask
Is a Houston Airbnb better than a long-term rental?
Neither one wins as a city. Through October 2026 the AirDNA short-term scale is about $2,533 a month before host expenses and hotel tax. The county lease median is $2,395 for September 2026. After tax, furnishing, and vacancy, the nightly figure is not automatically the larger one. One house gets both years, and only the uses the rules allow.
What is the Houston short-term rental number?
AirDNA, for Houston through October 2026, shows a $164 average daily rate, 56% occupancy, and about $2,533 in average monthly revenue. That is $30,400 a year. It includes cleaning and other guest fees and is before host expenses. It is an area scale, not a quote for one house.
What is the Houston long-term rental number?
Realtor.com shows a county median of $2,395 for September 2026. Rentometer, as of October 2026, shows $2,178 for a 3-bedroom and $2,875 for a 4-bedroom or larger. A 3-bedroom and a 4-bedroom do not share a rent.
What is a dual strategy on a Houston rental?
A dual strategy means the house can take nightly stays where the rules allow, and can still be leased if nightly stays close. It does not mean a guest and a tenant on the same nights. The lease is the plan that has to survive.
Which income should I underwrite?
Underwrite both, for the uses that are actually open. Nightly revenue is the rate guests book times the nights they book, after hotel tax and operating costs. Lease income is the rent a tenant will sign, minus time between tenants. If the nightly use is closed, leave it out of the budget.
