Houston Airbnb and STR Investment Guide 2026

A Houston Airbnb investment in 2026 is a house you buy in this market so it can be rented by the night, where that use is still allowed. A Houston short-term rental investment is the same purchase. Airbnb, Vrbo, and the other nightly platforms are how guests book. This guide is the overview: the numbers we actually use, what cash flow means here, what Houston STR ROI is not, and the cases where the nightly plan does not work. The research on top-performing houses is Houston Airbnb investments. The page for houses you can buy is Houston homes for an Airbnb or short-term rental.

The only numbers this guide uses

Short-term is a Houston area example from AirDNA through October 2026: a $164 average daily rate, 56% occupancy, and about $2,533 in average monthly revenue. That monthly figure is $30,400 a year divided by twelve. It is the revenue of a typical active listing, including cleaning and other guest fees, before host expenses and before hotel tax. Long-term is a different map. Realtor.com shows a county median of $2,395 for September 2026. Rentometer, as of October 2026, shows $2,178 for a 3-bedroom and $2,875 for a 4-bedroom or larger. Those are scales. An area average is not your house. The side-by-side is Houston STR vs long-term rental.

Houston STR ROI is three columns

When someone asks for a Houston STR ROI, I do not hand over one percentage. What ROI means here is three numbers, kept apart. Rent after the costs of running the house. Cash in the bank before the first guest, including the down payment the lender sets. A later sale, which is not rent. People divide rent by cash and call it cash-on-cash. People divide the operating result by price and call it a cap rate. Those names are useful after the rent is a year you can live with. This site does not print a sample ratio. A made-up return is worse than a blank.

Appreciation is not cash flow. The Houston metro index is a third column. It does not pay the mortgage while you own the house.

Houston Airbnb cash flow, and when it does not

Cash flow, on this page, is what is left from a realistic year after vacancy and the bills. The AirDNA month is gross of host expenses. Hotel tax, the city registration, furnishing, cleans, utilities, platform fees, repairs, insurance, property tax, and HOA dues come off before anyone calls it cash flow. The full list of categories is the expense and fee breakdown. The deeper underwriting is what actually cash flows in Houston right now.

A nightly plan does not cash flow in any of these cases:

  • The HOA, the deed, the city, the county, or the loan closes nightly stays. The income was never available. That check is Houston HOA and deed restrictions for Airbnb.
  • The model uses a full calendar. The published occupancy is 56%, and one house can be lower.
  • Hotel tax and the 2026 Houston registration are left out. A lease does not owe that stack. The checklist is Houston short-term rental rules and registration 2026.
  • The mortgage payment is a wish. It cash flows with a loan only when the realistic year covers the payment the lender actually offers. The lender sets the down payment. This page does not state one.
  • The only way the purchase works is by adding metro appreciation to the rent. That is not cash in the account.

If nightly stays close later, the lease is the plan that remains. A lease and a nightly calendar are two different jobs. The rules can change after you buy.

What I do, and what I do not do

I keep a database that tracks all the top-performing Houston short-term rentals. The strategy is simple: replicate those outstanding results on a house you can buy, where the rules still allow it. We are not pioneers. Pioneers take the arrows. The database is other people’s success, and the strategy is to copy it. A past year on another house is not your year.

The search is for rent that can cover the house, and for a later sale kept separate from that rent. I tell you to pursue a house only when a realistic year covers the costs. I run the buying process from the match to the contract. Your part is the decision and the cash the lender requires. When you own the house, I can introduce you to an experienced property manager. Running the house is that company’s job, and hiring them is your decision. I manage short-term and long-term rentals I own. Managing yours after closing is a separate hire. Buyer representation covers the purchase. The written agreement comes before a showing.

Questions people ask

What is a Houston Airbnb investment in 2026?

A Houston Airbnb investment is a house you buy so it can be rented by the night, on Airbnb, Vrbo, or another platform, where that use is still allowed. It is a purchase. It is not a listing, and it is not someone else running the rental for you after closing.

What is a realistic Houston STR ROI?

On this site, ROI is three columns kept apart: the rent after costs, the cash you bring before the first guest, and a later sale. There is no single Houston STR ROI percentage. A percentage that borrows the city average, or the metro price chart, is not a return you can buy.

Does a Houston Airbnb cash flow?

It cash flows when a realistic year, after vacancy, hotel tax, and the costs of running the house, covers the bills and still leaves a reason to own it. The Houston AirDNA scale through October 2026 is about $2,533 a month before host expenses. That is not cash flow, and it is not one house.

Which Houston number should I start with?

Start with the published scales, then leave them. Short-term, through October 2026, AirDNA shows a $164 average daily rate, 56% occupancy, and about $2,533 a month before host expenses. Long-term, the county median is $2,395 for September 2026. One address gets its own year.

When does a Houston short-term rental investment fail?

It fails when nightly stays are closed by the HOA, the deed, the city, the county, or the loan. It also fails when the model uses a full calendar, ignores hotel tax, or treats appreciation as rent. If the nightly use closes, the lease still has to work.
