The investor advantage

Cash Needed Before the First Rent Check

The rent check comes after the cash leaves your account. A rent figure and a price leave that cash out. This is the money a Houston rental needs before it earns anything.

Count it in the order it comes due

I operate the houses, so I know which dollars leave first. The lender's cash to close. Furniture and supplies if guests are the plan. At least one month with a payment and no rent. A repair that shows up before the first review. You see that stack next to the rental income, while the purchase is still a choice. A payment that needs a full calendar to clear is a payment with no room for a slow month. That test sits next to the expense breakdown.

The lender sets the down payment

This page leaves the down-payment percentage off on purpose. The percentage depends on the loan, the property, and your file. What matters is the dollar amount the lender will actually require, written down, before you compare it with the rent. The time to start that conversation is before you shop.

Closing cash is its own list

Cash to close can include the down payment, title charges, a survey, lender fees, and prepaid taxes and insurance. A builder incentive can pay some of those. A credit that pays a cost is useful. A lower price is what the contract says the price is. The credit also leaves the guest's rate and the tenant's rent where they were. Read the credit against the contract.

Buyer representation can be free when the seller pays the broker commission. That is a separate question from cash to close. When the seller or the builder pays none of the fee, the agreement says what you pay. I will tell you which case applies before you tour.

Fund the house before it earns

A short-term plan needs furniture, supplies, and a listing before the first guest. A vacant new house becomes guest-ready when that work is done. A long-term plan can skip most of the furniture and still sit empty between completion and the first lease. A lease and a nightly calendar are two different jobs. Either way, hold a reserve for at least one month with a payment and no rent, and for a repair that shows up early. The first year of a new house is where that empty stretch usually hides.

Property management after closing is a separate service. Buying with me leaves that hire as its own decision, and a management fee belongs in the cost of the rent if you plan to hire it.

A loan quote and a promise of cash flow are different papers from this list. I want the list filled in before anyone calls a purchase an ROI. What ROI means here is three columns. The use still has to be allowed. That check is the restriction review. A rising index does not refill this account. Appreciation is not cash flow. If the plan is nightly, the registration and the hotel tax are part of this cash. The checklist is Houston short-term rental rules for 2026, and a nightly stay can owe tax a lease does not. The ways out after you own it are the resale and exit strategies. On a resale, confirm the cash during the option period.

Let's talk while this is still an idea. I will walk you through the cash a rental needs before it pays you anything.
